The listing terms must include a Broker fee of 3% or above and an exclusive right to sell for a minimum of 6 months. The listing must meet a minimum list price of $1,200,000 (or top 10% of the market), and the property must meet the recognized definition of luxury, "the state of great comfort and extravagant living."

If you have any doubts or concerns about a property, fill out the form to submit your property. Indicate that you do not have a listing agreement yet. The Commonwealth Luxury Concierge Marketing Team will review the photography to determine if the property meets the definition of luxury and notify you with a decision. If approved, you will receive a customized pre-listing package to use in your listing presentation.

Participation is mandatory for luxury property listings that meet the prerequisites. Listing terms must include:

• A broker fee of 5% or above

• An exclusive right to sell for a minimum of 6 months

• Meet a minimum list price of $1,000,000 (or top 10% of the market)

• Meet the recognized definition of luxury, "The state of great comfort and extravagant living."

1. Fill out the Commonwealth Concierge Luxury Marketing online form.

2. Property photography is evaluated to ensure the property meets the “luxury” definition.

3. The Commonwealth Luxury Concierge Marketing Team will notify you and your Regional Marketing Office Manager/Administrator if the property has been approved.

Flylisted is the preferred vendor of professional photo-media services for Commonwealth's Luxury Concierge Marketing Platform. It will be at your own expense if you choose to use a photography service outside of the preferred vendor.

Luxury concierge marketing services and exclusive listing materials are valued at $1,500. Agents are responsible for $385 due at the time of closing.

The timing will depend on when you schedule the property photo shoot and approve the listing brochure. To provide you with a better idea of timing, this is what you can expect once you have submitted a property for approval.

· Within one business day, you will receive an email to inform you if the property is approved as a luxury listing. Assuming it is, the property photo shoot can be scheduled and confirmed within one business day.

· Timing will depend on when the property photo shoot is scheduled, but once the photo shoot is complete, you will receive media back from Flylisted in 24 hours.

· Once the listing brochure has been approved for print (the timing will depend on the agent/admin’s availability), you will receive an e-brochure in 1 business day, and the professionally printed brochures will arrive in 7 business days.

· When the listing goes live in MLS, digital and social media marketing commences.

Commonwealth's Luxury Concierge Marketing Program includes an automatic radius mailing of 100 "Just Listed" postcards. Your Regional Marketing Center Office Admin/Manager has access to the Deluxe website to fulfill the order. Postcards will be automatically radius mailed.

Commonwealth's Luxury Concierge Marketing Program includes 50 8.5"x11" 8-page exclusive listing brochures. Your Regional Marketing Center Office Administrator/Manager has access to the Deluxe website to fulfill the order. Brochures will be shipped within one week after your approved design is submitted for print. Exclusive listing brochures will be sent to your Regional Marketing Office unless indicated otherwise on the Commonwealth Concierge Luxury Marketing online form.

Yes, you can purchase additional brochures and postcards at your own expense, but they must be from the Deluxe Commonwealth Exclusive line. Your Regional Marketing Center Office Administrator/Manager will assist you with this process.

Yes. When creating the listing brochure, “Property Price” is a text field giving you the option to include the price of the home (Ex: Offered at $1,000,000) or to type “Price Available Upon Request.”
