For listings participating in the refreshed Commonwealth Luxury Concierge Marketing Program, media is now ordered through Zillow Showcase. We recommend using Zillow Media Experts because they are familiar with the Showcase process, consistently priced at $245, and experienced with the required media deliverables. This can help create a smoother process and quicker turnaround. Agents may still choose to work with their preferred photographer, as long as that photographer can provide all required Zillow Showcase media, including: Interior and exterior photography Zillow 3D Home tour Interactive floor plan Photographers must be able to capture and upload the required media for Zillow Showcase. The system does not allow for agents to upload their own media.

Luxury brochures are now printed through a local print partner, Minuteman Press, located in Natick next door to the RSC. This change was made to support a faster turnaround time and provide a local pickup option when available, helping reduce delays caused by shipping. Once the final print files are approved and submitted, the Luxury Concierge team will coordinate the print order and provide pickup details when the materials are ready.

The listing terms must include a Broker fee of 3% or above and an exclusive right to sell for a minimum of 6 months. The listing must meet a minimum list price of $1,200,000 (or top 10% of the market), and the property must meet the recognized definition of luxury, "the state of great comfort and extravagant living."

If you have any doubts or concerns about a property, fill out the form to submit your property. Indicate that you do not have a listing agreement yet. The Commonwealth Luxury Concierge Marketing Team will review the photography to determine if the property meets the definition of luxury and notify you with a decision. If approved, you will receive a customized pre-listing package to use in your listing presentation.

1. Fill out the Commonwealth Concierge Luxury Marketing online form. 2. Property photography is evaluated to ensure the property meets the “luxury” definition. 3. The Commonwealth Luxury Concierge Marketing Team will notify you and your Regional Marketing Office Manager/Administrator if the property has been approved.

Submit the listing for approval. The agent completes the Luxury Concierge submission form. Receive approval and provide the signed listing agreement. Once the listing is approved and the signed listing agreement has been received, the Luxury Concierge team will create and order the Zillow Showcase listing. Order the required media in Zillow Showcase. The agent will log into Zillow Showcase and order the required media. Media must include interior and exterior photography, a Zillow 3D Home tour, and an interactive floor plan. Review and prepare the Showcase listing. Once the media has been received, the agent is responsible for reviewing and preparing the Showcase listing. This includes selecting and rearranging the carousel photos, confirming that the listing remarks and property details are accurate, and making sure their Zillow profile is complete, especially if this is their first Showcase listing. Activate the listing in MLS. After the Showcase listing has been reviewed and prepared, the agent may set the listing as active in MLS. Once active, the MLS listing will automatically link to the Showcase listing. Luxury Concierge marketing materials are created. At the same time, the Luxury Concierge team will be working behind the scenes on the approved marketing materials for the listing, which may include a property brochure, Just Listed postcard if selected, eCard, social media post, QR code flyer, website feature, and boosted digital ad.

Yes. Agents may use their own photographer, provided the photographer can capture and deliver all required media for Zillow Showcase. Required media includes: Interior and exterior listing photography Zillow 3D Home tour Interactive floor plan We recommend using Zillow Media Experts because they are familiar with the Showcase requirements, offer consistent pricing at $245, and may help keep the process moving more smoothly. However, using Zillow Media Experts is not required. Please note that Matterport or other third-party floor plan/tour products do not replace the Zillow 3D Home tour and interactive floor plan required for Zillow Showcase.

Luxury concierge marketing services and exclusive listing materials are valued at $1,800. Agents are responsible for choosing, ordering and paying for their own media. At the time of closing, a luxury concierge marketing fee of $200 will be deducted from the agent's commission.

The timing will depend on when you schedule the property photo shoot and approve the listing brochure. To provide a better idea of timing, this is what you can expect once you have submitted a property for approval: Within one business day, you will receive an email confirming whether the property has been approved as a luxury listing. Once approved and a signed listing agreement has been received, the property will be set up in Zillow Showcase so you can order the required media. Timing will depend on when the property photo shoot is scheduled. Once the photo shoot is complete, many photographers, including Zillow Media Experts, turn media around in approximately 24 hours. Once the listing brochure has been approved for print, you will receive a digital brochure, and the professionally printed brochures will be printed and ready for pickup within 1-3 business days. If you choose to have them shipped, please allow additional time for shipping. When the listing goes live in MLS, digital and social media marketing will begin.

Commonwealth's Luxury Concierge Marketing Program includes an automatic radius mailing of 100 "Just Listed" postcards. Your Regional Marketing Center Office Admin/Manager will order the postcards for you.

Commonwealth's Luxury Concierge Marketing Program includes 50 8.5"x11" 8-page exclusive listing brochures. Your Luxury Concierge Marketing Team will work collaboratively with you to create a brochure. Brochures will be printed locally and available for local pickup in Natick within 1-3 days. Shipping is available, but please allow extra shipping time for this option.

Yes. When creating the listing brochure, “Property Price” is a text field giving you the option to include the price of the home (Ex: Offered at $1,000,000) or to type “Price Available Upon Request.”
